I have the WiFi hub and the only device that uses it is my Xbox, it's is connected by ethernet cable and is right next to the Xbox but my latency is always 50 and goes up to over 100, I need less than 30 latency how do I fix this.

I'm sorry to hear this. I've checked the connection stats and the speeds look very consistent and there are no errors on the line. Does this seem to happen at certain times of the day? Have you tried powering down the router for a full 30 minutes and then retested again as this will reset the current session?
