I have 500Mbps but am getting less than 200Mbps on my xbox

We don't stay in a particularly large house just a 2 story, 2 bedroom. But I can't seem to get a decent connection to my xbox through wifi. I do have a second Eero router but it won't connect to the main one that is downstairs even they can see each other at either end of the stairs. The only other thing I can think of is getting a really long ethernet cable to connect the main router to the xbox but wouldn't really know where to start or how much to spend on that.
Just looking for some ideas.

Have you tried re-setting the eero and setting it back up again? Did you receive the second eero from TalkTalk?

200Mbps is plenty enough for an Xbox and bear in mind that Microsoft can and does limit speed from their servers.
I am more concerned that you can't connect your second eero, was this supplied by TalkTalk?
